Hampton Inn & Courtyard by Marriott

The Hampton Inn & Suites Santa Monica (a Hilton chain) and the Courtyard by Marriott Santa Monica were entitled and built by OTO Development as an integrated package. There are across the street from each other. 

Sustainability is a political and entitlement issue in Santa Monica. ZCS helped negotiate the sustainability Development Agreement requirements with city staff, including LEED Gold certification, which was achieved; 30% overall water use reduction, and 15% more efficient than required by the Title 24 energy code and rooftop photovoltaic systems. John Zinner, ZCS Senior Advisor, testified before both the Planning Commission and City Council. 

Bathroom fixture efficiency became a key issue. To earn LEED Gold, these fixtures had to be substantially more efficient than allowed by both Hilton and Marriott, yet shower quality must meet guest expectations for a hotel to be successful. Implementing efficient fixtures therefore required careful coordination by ZCS with OTO and the design and operations teams. ZCS recommended fixtures; the OTO Director of Development tested them in his home to ensure they performed well. The result was that guests have been satisfied with the fixtures, and the water fixture performance specifications became the standard for every Santa Monica project requiring a discretionary approval and for OTO, a national hotel developer, for all its California hotel projects.
