649 Lofts & Joshua House Health Center

The 649 Lofts & Joshua House Health Center is a 55-unit mixed-use project that combines four floors of multi-family housing above a new three-story 25,000 square foot medical clinic to both house and serve the surrounding under-privileged community in downtown Los Angeles.  The medical clinic meets OSHPD 3 requirements and includes waiting rooms, multiple lobbies, offices dedicated to social work and mental health, exam rooms, laboratories, optometry facilities, a pharmacy, chapel, conference rooms, and an elevated garden.  The project as a whole serves as an oasis of care and safety for the unhoused.

The developer, Skid Row Housing Trust, identified a requirement of LEED Gold Certification and this was achieved and verified by ZCS through a combination of site-related strategies, energy and water use optimization, and materials efficiency measures.These efforts resulted in the project’s selection as a winner in the US Green Building Council’s 2021 Outstanding Affordable Category.
