ZCS guided this gut remodel and addition to an existing 1920s house with the goal to both preserve the historic features, structure and modest street scale while raising the performance to significantly exceed the state energy code. Forced air systems were replaced with radiant heating. Polygal wall and roof panels optimized the natural light. The new addition was configured to create passive stack effect ventilation to make the home comfortable throughout the year. Existing, reused and high recycled content materials were used throughout. Innovative strategies included the use of phase changing material (PCM) to insert lightweight thermal mass as well as a smog reducing titanium dioxide stucco finish. The result was a LEED Platinum certification as well as local and AIA awards.
